The Neighborhood

Quiet street. Ten-minute city.

Rumford feels like a small New England town. Downtown Providence is four miles away.

Getting Around

East Point sits in the Rumford/Phillipsdale neighborhood, a stretch of pre-1960 single-family homes, ball fields and river frontage on the eastern bank of the Seekonk.

The hospitals, the universities, the airport and both interstates are all a short drive — without living on top of any of them.

The Master Plan

One community, 392 homes.

East Point is a neighborhood, not a building. Twenty-seven acres of former industrial waterfront, remediated and master-planned by Churchill & Banks, now being built out across six kinds of housing, for rent and for sale.

That mix is deliberate. A neighborhood where people rent, own, downsize and start out on the same streets holds up better over twenty years than one built for a single kind of buyer.

The city agreed. East Point was awarded $18.8 million in tax-increment financing from East Providence for the roads, utilities and common areas — repaid out of the taxes the finished neighborhood generates.
